Residential Currency Mortgage
We can offer finance secured against property in the UK or overseas, with mortgages available in a range of major currencies.
A fully convertible currency mortgage enables clients to pay interest in the same currency as their income, thereby avoiding foreign exchange conversion, and enabling them to take advantage of potentially lower interest rates in other currencies. Some may also decide to actively manage their outstanding loan principal between selected pre-approved currencies to seek to reduce the outstanding balance, either on a self or professionally managed basis. In respect of professionally managed mortgages, we work closely with a third party currency manager.
We offer
- Fast ‘in principle’ credit decisions
- Flexible terms subject to individual needs and circumstances
- Loans in Sterling, US Dollars, Japanese Yen, Euros, Swiss Francs, Canadian Dollars or Australian Dollars.
- Minimum loan of typically £1million with no maximum (subject to our discretion)
- Typical initial loan to property value of 70 per cent with a maximum overall limit of 80 per cent. 100 per cent borrowing considered subject to additional collateral being provided.
- Competitive interest rates based against currency LIBOR plus an agreed margin
- Borrowing may be in the name of the individual, a sole purpose company or trust (a personal guarantee is normally required)
- Interest-only loans available for a maximum of five years, with ten years considered subject to an amortising schedule being in place
- Interest on all loans is calculated daily, so you only pay interest on the money you owe
- Please note that changes in the exchange rate may increase the Sterling equivalent of your debt
