For pre-let (or substantially pre-let) schemes, or where there is a committed pre-sale, we can provide funding for land acquisition, construction and professional fees.
Finance costs are rolled up through the period to Practical Completion.
For senior debt pricing, the amount of a facility will typically be no more than 75 per cent of total costs or 70 per cent of completed project value. In the absence of a firm exit, interest cover from letting income will generally be greater than 110 per cent. Interest rate hedging may be needed.
