Overseas Property
Kaupthing Singer & Friedlander Ltd provides property finance to enable our clients to undertake development projects in certain select locations. We are currently financing projects in the Caribbean, France & Portugal.
We take an innovative approach to structuring such proposals which are subject to certain additional lending criteria, including the economics of the market, the language and distance risk. We will only consider financing quality projects where the end product is aimed at High Net Worth individuals.
The projects we are willing to consider range from stand alone residential developments to international branded resort projects, but where the emphasis is on selling the accommodation to private buyers with the resort operation being retained by the Developer.
We are currently funding projects in the Caribbean, South of France (inc. Monaco) and Portugal. Additional overseas markets will be considered but we will need to undertake detailed due diligence on any new jurisdiction before committing to it.
The level of funding we are willing to undertake ranges from £7.5m to £50m. However, we will consider ways in which to structure projects that fall beyond this range. In addition, we will usually provide a higher than normal leverage in exchange for some form of Profit Participation.
The Caribbean
We have financed 15 transactions in the past 4 years with a total funding requirement in excess of US$250m. These included the following projects:
Sandy Cove – Working closely with our client, we funded the purchase of the former Coconut Creek hotel in Paynes Bay, Barbados. This was subsequently demolished and we have completed the construction of the first phase, which consists of 15 exclusive apartments, including a 7,500 sq ft Penthouse.
Caribbean Jewel – We assisted our client in purchasing the existing Caribbean Jewel hotel in Rodney Bay, St Lucia. Planning permission is held to demolish the property and construct 232 new residential units within a resort development.
South of France (inc. Monaco)
We became involved in the French property market 3 years ago and have thus far funded 9 projects totalling €81m. Our focus is based on the construction or refurbishment of high quality single dwellings, in the best locations (Cap Ferrat, St Tropez etc.) and aimed at High Net Worth individuals. An example of one such deal is detailed below:
We structured a facility enabling our client to purchase a 5,800 sq ft prime harbour front penthouse in Monaco. The transaction involved a corporate purchase as opposed to a simple property purchase, indicating the Property Division's abilities to deal with the less straightforward structures, which are commonplace in overseas transactions.
