Property Partnerships
Kaupthing Singer & Friedlander Ltd provides property finance to enable clients to purchase land or existing sites for new build, development or refurbishment projects or to acquire investment properties in all sectors of the market.
Property Partnerships is a funding stream in the Property Division of the bank. The department collaborates with commercial developers, investors and property entrepreneurs to provide finance where traditional mainstream funding is not available or appropriate.
Working on a joint venture basis, Property Partnerships typically provides a funding facility which incorporates the debt and equity with the option of profit sharing on completion of the project.
Adapting the joint venture model to a true one-to-one partnership provides clients with an expert banking partner and the confidence that their financial needs will be met. Funding is achieved through an equity split using a special purpose vehicle with Property Partnerships providing the finance and strategic advice and the client providing the property development/investment expertise. The bank would typically exit the partnership on completion of the project either through the sale of the completed development or through the client re-financing into an investment project.
To complement the range of property financing offered by the Bank, the Property Partnership team operates in a ‘boutique’ style, developing bespoke facilities to achieve the aims and goals of its clients.
The Property Partnership team works creatively to deliver expert thinking and alternative, effective methods of financing to provide a tailored solution for each client’s project where there is a greater risk or where a higher value of loan is required.
